General Contractor
in Meridian, Idaho

Idaho’s fastest-growing city, and a lot of its first-generation homes are due for their first big projects.

Meridian grew by roughly a third between 2020 and 2024 and now has close to 140,000 people. Most of that housing went up between the late 1990s and the mid-2010s, which means tens of thousands of Meridian homes are hitting the same milestones at the same time: builder-grade shingles at the end of their life, vinyl windows with failed seals, and kitchens and bathrooms that were fine for the first owner but not for the second.

R2F Construction works across Meridian from the older streets near downtown to the newest subdivisions off Ten Mile and Chinden. Same premium-only materials, same itemized quote, same no-pressure approach we take in Boise.

What We Know About
Meridian Homes

Every city in the valley has its own housing stock, its own permit office, and its own weather quirks. Here is what matters in Meridian.

Neighborhoods we work in

  • North Meridian. Paramount, Bridgetower, Bainbridge, and the subdivisions along Chinden and McMillan. Mostly 2003 to 2016 construction.
  • South Meridian. Tuscany, Southridge, Century Farm, and the Victory and Amity Road corridors. Larger lots, newer builds, many still under the original roof.
  • Central Meridian. Woodbridge, Lochsa Falls, Settlers, and the neighborhoods around The Village. The late-1990s to mid-2000s wave now at 20-plus years.
  • Old Town Meridian. The original grid around Main Street and Pine. Homes from the 1900s through the 1960s with the same quirks as Boise’s older neighborhoods.

Permits in Meridian

City of Meridian Building Services

Meridian issues its own building, plumbing, and electrical permits through Community Development. Re-roofs, additions, and remodels that touch plumbing or wiring all need one. Properties just outside city limits fall under Ada County Development Services. We handle the application and inspections either way.

Weather and exposure

Meridian sits on the flat valley floor with full exposure to the west winds that come through the Treasure Valley in spring. Wind-lifted shingles on the windward side of a roof are the most common repair we see here, along with summer heat that bakes south- and west-facing windows.

The 2000s roof wave

Subdivisions built from 1998 to 2010 commonly got 25-year three-tab or entry-level architectural shingles. Many are showing granule loss and lifted tabs now. We replace them with premium architectural shingles or standing seam metal, never another budget roof.

Builder vinyl windows with fogged glass

Fogged or cloudy double-pane windows mean the seal has failed and the insulating gas is gone. It is one of the most common calls we get from Meridian. New premium windows fix the look and the energy bill at the same time.

HOA approvals are part of the job

Most Meridian subdivisions have an HOA with rules on roofing color, window style, and exterior changes. We help you submit the right materials to the architectural committee so the project does not stall.

Priced Fairly.

Premium materials, honest prices

We carry one tier of materials, the best available, and price it fairly. No good-better-best games, no scare tactics about the cheap option.

Zero-pressure estimates

We give you the information and leave the decision to you. We have talked homeowners out of work they did not need yet, and we will do the same for you.

Local and accountable

We are not a franchise. We live and work in the Treasure Valley, and our reputation in Meridian is personal.

Meridian Homeowner FAQ

My Meridian home was built in 2005. Does it really need a new roof already?

Possibly. It depends on which shingle the builder used and how the roof has weathered. We see plenty of 2003 to 2008 Meridian roofs that are done at 18 to 20 years and some that have a few years left. A free inspection, including the attic, gives you a real answer instead of a guess.

Do you handle HOA approval in Meridian subdivisions?

We prepare the material and color documentation your HOA architectural committee asks for and work from their approved list where one exists. You submit it as the homeowner, and we make it easy.

Is Meridian in your regular service area?

Yes. Meridian is a short drive from our Boise base and one of the cities we work in most often. Pricing and scheduling are the same as Boise.
