General Contractor
in Nampa, Idaho

The second-largest city in the valley, with a century of housing stock and a different permit office.

Nampa has more than 110,000 people and homes from every decade since 1900. The historic streets near downtown and Northwest Nazarene University have Craftsman and farmhouse-style homes that have outlived several roofs. The mid-century neighborhoods are full of 1950s to 1970s ranches with original single-pane windows. And north Nampa, out toward the Idaho Center and the Karcher corridor, has been adding subdivisions nonstop since the early 2000s.

R2F Construction works throughout Nampa with the same premium-only materials and itemized quotes we use in Boise. The main difference on our end is the permit office: Nampa is in Canyon County, and we know its process.

What We Know About
Nampa Homes

Every city in the valley has its own housing stock, its own permit office, and its own weather quirks. Here is what matters in Nampa.

Neighborhoods we work in

  • Historic downtown & NNU area. Pre-1940 homes with character and the usual surprises: old framing, layered roofs, and windows that have been painted shut for decades.
  • Mid-century Nampa. The 1950s to 1970s neighborhoods between downtown and the freeway. Simple roofs, aluminum windows, and bathrooms that have never been remodeled.
  • North Nampa & Karcher. Subdivisions from 2000 onward near the Idaho Center, Karcher Road, and the Nampa-Caldwell Boulevard corridor. First-roof replacements starting now.
  • South Nampa & rural edges. Acreage properties, shops, and farmhouses outside the city core, often under Canyon County rather than city permitting.

Permits in Nampa

City of Nampa Building Department

Nampa requires a permit for re-roofing, additions, and remodels that involve plumbing or electrical, and it runs its own inspections. Properties outside city limits go through Canyon County Development Services, which has a separate fee schedule and process. We identify the right office at the estimate and pull the permit for you.

Weather and exposure

Nampa shares the valley’s hot, dry summers and freeze-thaw winters, with a little less foothills snow influence than Boise or Eagle. The open farmland to the south and west means wind has a clear run at roofs on the edges of town, and hail from spring storms tends to track through Canyon County more often than people expect.

Old houses deserve honest inspections

A 1920s Nampa home may have two or three layers of roofing on it. Idaho code and good practice both call for tearing it all off, and we always do. We will tell you what the decking looks like before we quote the finish.

Mid-century windows are the best upgrade per dollar

Single-pane aluminum sliders from the 1960s leak heat in both directions. Replacing them with premium energy-efficient windows is the most noticeable comfort improvement a Nampa ranch can get.

New subdivisions, familiar problems

Many 2003 to 2010 north Nampa homes got entry-level shingles and builder vinyl windows. Fogged glass and curling tabs are the two most common calls we get from that part of town.

Premium materials, honest prices

We carry one tier of materials, the best available, and price it fairly. No good-better-best games, no scare tactics about the cheap option.

Zero-pressure estimates

We give you the information and leave the decision to you. We have talked homeowners out of work they did not need yet, and we will do the same for you.

Local and accountable

We are not a franchise. We live and work in the Treasure Valley, and our reputation in Nampa is personal.

Nampa Homeowner FAQ

Do you charge more to come to Nampa from Boise?

No. Nampa is inside our regular service area and we are there every week. Pricing is the same as in Boise.

Who issues my permit, Nampa or Canyon County?

If the property is inside Nampa city limits, the City of Nampa Building Department. If it is on county land with a Nampa mailing address, Canyon County Development Services. We check the parcel and handle it either way.

Can you replace the roof on an older Nampa home with multiple layers?

Yes, and that is the only way we do it. We tear off every layer, inspect and repair the decking, and install a single premium roof with proper underlayment and ventilation. No layovers, ever.
