Every city in the valley has its own housing stock, its own permit office, and its own weather quirks. Here is what matters in Boise.
Neighborhoods we work in
- North End & East End. Craftsman bungalows and Tudors from the 1900s to 1940s. Original windows, plaster walls, and roofs that have been replaced three or four times.
- Boise Bench. Vista, Depot Bench, Central Bench, and Morris Hill. Mostly 1950s to 1970s ranches with low-slope roofs and single-pane aluminum windows that are overdue.
- Southeast Boise. Harris Ranch, Barber Valley, Bown Crossing, and the Parkcenter area. Newer homes, but the 1995 to 2010 wave is reaching first-roof replacement age.
- West & Northwest Boise. Collister, Hillcrest, Pierce Park, and the subdivisions off Chinden and State Street. A mix of 1970s originals and 1990s infill.
- Foothills. Highlands, Quail Ridge, and the hillside streets above the North End. More snow, more wind, more sun exposure, and complex rooflines.
Permits in Boise
Boise requires a permit for a full re-roof, for any addition or structural change, and for plumbing and electrical work in a remodel. Homes in the North End, Hyde Park, and East End historic districts may also need historic preservation review before changing street-facing windows or exterior materials. We pull every permit and schedule every inspection; you never have to visit the counter.
Weather and exposure
Boise sits at about 2,700 feet with intense summer sun, hard freezes, and spring wind events that lift poorly nailed shingles. The foothills get noticeably more snow than the valley floor, and ice dams are common on north-facing eaves in the North End and the Highlands.
Pre-war homes need a contractor who has opened up old walls
North End and East End houses hide surprises: undersized framing, old wiring, and layers of previous repairs. We plan for it in the quote rather than discovering it in a change order.
Bench ranches are the sweet spot for windows
A 1960s ranch with original single-pane windows is where new energy-efficient windows pay back fastest. These homes also tend to have simple roof shapes, which keeps roofing costs predictable.
Southeast Boise roofs are coming due
